Naples’ Housing Market Is The Best It’s Been In Six Years

When the real estate bubble burst, Southwest Florida took the brunt of the blow. But that’s water under the bridge for Naples homes for sale. As of April, Naples’ home sales have hit their highest point in six years. That month, 1,095 traditional home sales were logged in the books, the highest figure since NABOR began releasing statistics for the Naples-Immokalee area in 2009.
Homebuyers are also scooping up homes a lot faster than they were a year ago. The average days homes remained on the market fell to 76 in April. It was 93 a year before.
Prices increased, too, by 18 percent, to $313,000 from $265,000 a year earlier. The forward march was driven by big surges in the highest and lowest areas of the market. Single-family homes went up the most—with some costing more than $2 million. Overall, Naples condos saw the biggest gain in dollar amounts. They’ve gone up by 21 percent—to $263,000 from $218,00 a year before.

The University of British Columbia recently ranked Naples as the fourth-happiest place in the U.S. It’s also worth noting that no other Florida city made the study’s list. As far as the happiest city; well, it isn’t sunny almost all year round, but it has a lot of retired CEOs and fancy gated communities. It’s sounds an awful lot like Naples, but it’s not. We’re talking about Charlottesville, Va.
But let’s focus on Florida–why are we so happy in the Sunshine State?
Because of exactly that: the sunshine. In Naples, you can go to the beach pretty much all year round, take walks outside whenever you want, participate in watersports, hiking or cycling. It’s also because, like Charlottesville, a lot of CEO’s and financially successful people retire here. And like-minded, happy individuals love company.
